Are You Thinking of Living in Cedar City, UT?

A conversation with Tony and Darcy Cannon-The C Team-realtors with RE/Max Velocity Realty of Cedar City, UT.
Cedar City is located about 185 miles north of Las Vegas, Nevada and 250 miles south of Salt Lake City, Utah, along Interstate 15.  The elevation of Cedar City is 5800 feet above sea level.  The population is around 25,000.  We are home to Southern Utah University, the Utah Shakespeare Festival and the Neil Simon Festival.

Schools
Southern Utah University is consistently rated as a “best value” in education.  The Education Program trains teachers who are hired all over the country.  Currently there are two high schools, two middle schools, seven elementary schools and two charter schools in Cedar City.  Two of the elementary schools were built in the last 5 years.  We also enjoy a new Aquatic Center and “Lake” that opened this past spring.  The Lake is really a reservoir that is adjacent to the Aquatic Center.
Recreation
Cedar City is the host for the Utah Summer Games, which is an Olympic-styled competition for people of all ages and abilities.  There are abundant recreational opportunities in the area.  We are also known as the Gateway to Utah’s National Parks.  Zion National Park is south of Cedar City and Cedar Breaks National Monument is just northeast of Cedar City.  In fact, Cedar City is about a four hour drive from four other National Parks (Grand Canyon, Bryce Canyon, Escalante Grand Staircase and Capitol Reef) as well as the Lake Powell National Recreationarea.

The People
Cedar City has been home to native people for centuries, white settlement began in 1851 with Mormon Settlers beginning an Iron Mission here.  The Iron Mines west of town were mined for a number of years, providing employment for the residents of the area. They shut down operations in the late 1970’s but have recently restarted production.
Cedar City has retained that small town feel even into the 21st century and that is one of its most attractive qualities.  Some of the notable residents of Cedar City have included current Senate Majority Leader Harry ReidMichael O Leavitt, former Governor and Secretary Of Health and Human Services and the EPA, L. E. Moseditt Jr. (author), Mitch Talbot (Major League baseball player), Del Parson (artist), Ellen Wheeler (TV actress and producer), David Howard (writer), Helen Foster Snow, a heroine in China; if you include Parowan, 18 miles north of Cedar City, you can add Scott M. Matheson (former Governor) and Alma Richards (Olympic Gold Medalist).  Robert LeRoy Parker, better known as Butch Cassidy, was born in Beaver, Utah some 50 miles north of Cedar City.  Many Hollywood movies were filmed in the mountains east of Cedar City, most notably the original My Friend Flicka, which was filmed in what is now Duck Creek Village.
Real Estate
Cedar City is beginning to see an end to drop in home values.  We are seeing gradual appreciation in some price points.  Like many parts of the United States, we were hit pretty hard with the economic downturn and the bursting home price bubble.  That seems to be ending, and to be honest, if the mine continues expanding its operation, it will greatly help our housing market.  There are still some great bargains to be had. Our tax rate is pretty low–Utah has a favorable income tax rate and property taxes have remained low.  We have been lucky in that our mayor and city council have not done a lot of bonding so we don’t have a lot of debt at the city nor the county level.

Going Green
Cedar City, I will admit is late getting into the recycling mode.  In the past few years we have seen the addition of recycling bins in the parking lots of some of our stores and schools.  Curbside recycling is being studied for feasibility.  There are some renewable energy projects north of Cedar City near Milford, Utah and discussion of others west of Cedar City, near Beryl, Utah.  Cedar City does enjoy 300 days of sunshine each year, and we currently don’t worry about pollution.
Weather
There are some things to consider if you’re thinking of moving to Cedar City.  Many of our buyers are coming from California and Las Vegas, so they should know that we do have winter and snow.  It does get cold here.  We have had buyers who buy during the summer only to realize that they don’t like the cold and snow, so keep that in mind.  Our average temperatures in the winter are 16 degrees for the low, with an average of 40 degrees for the high.  These figures are for December and January.  We average temperatures of 90 degrees for the high in July.  We do average at 45 inches of snowfall a year.  That isn’t from one storm, but throughout the winter average.
