Q. Thanks for the interview. Can we begin by having you tell us a little bit about yourself and how long you’ve been working in and writing about this topic?
A. I am an attorney and real estate investor with 20 years experience in residential and commercial real estate. I have authored 5 books on real estate. I am the Chairman of the College of American Real Estate Investors, an educational and policy voice for real estate investors nationwide.
Q. What’s your new book about? Why did you write it? What main message will readers take away from it?
A. With How to Sell a House Fast in a Slow Real Estate Market, readers will learn how to sell a house quickly and for the highest price possible. You can take control of the process and win. Here’s how: Develop a customized plan for action. Be aggressive and market your home to potential buyers. Set the perfect price for a quick sale for them. Prepare your house and make a killer first impression. Also, use owner financing as your secret weapon to negotiate terms that help everyone win. Finally, use the “round robin” auction method.
Q. What inspired you to write this book?
A. What inspired me is that there is a slow market. There are many people suffering and don’t want to drop their price.
Q. What were some of the greatest discoveries, lessons, or findings you came across while doing research and writing this book?
A. I really re-taught myself (and learned from my co-author) many negotiating techniques. You learn something new every day.
Q. What do you feel sets your book apart from others in the same genre?
A. My book is displays practical how-to details, particularly about seller financing. It is a must-have tool in today’s market for selling homes quickly.
Q. What are 5 things everyone should know in your area of expertise?
A.
1. How to value a house accurately in today’s market.
2. How to position your house properly for resale.
3. How to prepare and stage a house for resale.
4. The correct way to do open houses.

Q. What does your typical day look like?
A. Honestly, it varies with each day. Sometimes I am on the phone a lot, sometimes e-mails, document drafting, some days viewing houses and supervising contractors.
Q. If someone were a complete newbie when it comes to the topic of your book, what are some steps they could take to dive in and get more educated in this area? (Besides reading your book of course!)
A. You would be surprised but, read a book on home staging. Use Zillow’s comparable sales and drive around to really comp a home (not the lazy automated valuation).
Q. If you could write 1 Golden Rule to take away from your book, what would it be and why?
A. My Golden Rule is that positioning is key. Your house should be the best value for the money.
Q. What other resources in addition to your book would you recommend to people to learn more about this area?
A. How to Sell a House in 5 Days is a great resource to refer to.
Q. What are some of your current projects you’ve been working on in this field?
A. Mostly buying up cheap apartment buildings at the bottom of the market. I believe multifamily with be the next boom in real estate.
