Q. Thanks for the interview. Can we begin by having you tell us a little bit about yourself and how long you’ve been working in and writing about this topic?
A. I have been writing about real estate, both commercial and residential, for the past 25 years. After watching the real estate market begin to collapse at the end of the aughts, I thought a book that would explain what happened and predict when individual markets would return would be helpful to investors.
Q. What’s your new book about? Why did you write it? What main message will readers take away from it?
A. The message is, all markets are cyclical, and better times will, indeed return, but each real estate sector will come back at different pace than any other.
Q. What were some of the greatest discoveries, lessons, or findings you came across while doing research and writing this book?
A. After severe downturn, it takes a minimum of seven years for residential real estate to return to period of normal appreciation, about 2-3% a year.
Q. What do you feel sets your book apart from others in the same genre?
A. I talk about the future and when individual markets will be healthy again.
Q. What are 5 things everyone should know in your area of expertise?
A. Office investment should be in A-level markets. Retail real estate will struggle for a long time. Multi-family real estate will be a hot market in two years. Condominium pricing will always be volatile. Stay away from most vacation property schemes such as condotels and destination clubs.
Q. What are some of your current projects you’ve been working on in this field?
A. I’ll be e-publishing my fifth book, called “Growing Up Levittown: In A Time of Conformity, Controversy and Cultural Crisis”. It’s a memoir/social history of the world’s first modern suburban community.
