A charming village with spectacular views of the Hudson River, Hastings is proud of its diverse community and longstanding focus on the arts. Hastings is a two-square-mile village within the Town of Greenburgh, the third-largest municipality in Westchester, a vibrant county bordering New York City. Approximately 8,000 residents value their proximity to Manhattan while, at the same time, enjoying the peace and quiet of a splendid setting rich in history and nature.

Commuter’s Delight

The Metro-North Hudson line train stop is just 20 miles north of Grand Central Station in midtown Manhattan. The express trip along the banks of the Hudson River makes only two stops before arriving in New York and takes approximately 34 minutes. The local train stops in Yonkers and stations in the Bronx and adds about ten minutes to the trip. Approximately 70% of Hastings residents utilize the train for this easy and scenic commute to and from work. Hastings is the village closest to New York City and residents enjoy having the Big Apple—and all that it offers—in their very own back yard.


Lifestyle

Hastings is well-known for its artistic community of musicians, writers, photographers, painters, designers and architects. Throughout the village, there is a palpable sense of communal pride and civic engagement. Located on four hills, there are numerous public parks and recreational facilities throughout the village. The Hastings trail-ways and paths cut through rolling acres of thick, wooded hillside and open fields with river views. In fact, no other community in Westchester has a higher percentage of greenspace. The village also provides play grounds, baseball diamonds, basketball courts and fishing ponds. All are open to the public between dusk and dawn. The public swimming pool and tennis courts are part of the varied social scene for residents in the summer.

In winter, there is skating on Sugar Pond and cross country skiing on the Aqueduct path of the Old Croton Reservoir. During the spring, summer and fall, fresh organic produce, fruits, meats, fish, breads and pastries are brought down from upstate farms and offered to residents at the Hastings Farmer’s Market. Scene of the important Revolutionary War “Battle of Edgar Lane,” Hastings boasts a colorful history and has been home to many famous residents—Hollywood starlets, world-renowned artists, inventors, musicians, industrialists and no fewer than four Nobel Prize winners.


The Real Estate Market

Hastings is unusual in that it offers housing options for virtually every contemporary price point. From inexpensive rentals in the downtown area, to pre- and post-war co-ops adjacent to the river, to starter homes and luxurious estates, Hastings has it all. Construction styles are remarkably varied, including houses built in the 1880’s and new LEED Platinum-certified homes. Visitors frequently remark on the astonishing diversity of architecture—grand Tudors next to Dutch Colonials alongside Arts and Crafts around the corner from angular moderns. The housing sector in the New York City metropolitan area has been reasonably isolated form the mortgage catastrophe that has decimated national housing markets. From the peak of the residential market in 2006 through current offerings today, there has been a general price adjustment of 15% in the village.

In reality, this was a long-overdue return to value from an overheated market created by the mortgage mania and sub-prime lending of the recent past. Demand for housing in Hastings remains steady with continuing feeds of buyers from the New York City real estate market. Hastings has broad appeal of its proximity to Manhattan, lifestyle options, sense of community, self-sufficient retail sector, diverse housing stock, outstanding schools and visual backdrop of the Hudson River and its neighboring 550-foot-tall rock cliffs called the Palisades. The Hastings Waterfront is only partially developed. The remaining 38 acres of adjacent property will be set aside for the community’s enjoyment of more green space and a carefully-controlled extension of the village business district.
