Are home sales really getting better- everywhere?

I spoke to my neighbor over the weekend, who is a realtor in our home town. Complaining that she had to meet a potential buyer for the tenth time, she wants to say sh*t or get off the pot.  Her buyer is reluctant to put in an offer on anything because he is afraid that his world, or the world, will change on a dime. She has resorting to the scare tactic that prices will be going back up soon. Does she know that for sure?

 Buyers are nervous about committing to a purchase. There are so many unknowns about home values, employment and the ability to get financing. The process has become so nerve tapping, that many sellers do not even want to list their homes for sale and many more buyers can’t even stomach starting the process. I don’t blame them!

 

The national news has begun reporting an increase in home sales over the past three months.  This is exciting, but what is happening in your neck of the woods? Simply because home sales have gone up, it might be in the mid west or the west coast or Alaska. However, sales could still be in down in your town and home prices could continue to fall. You must do your own research and homework. Look into the sales and prices in the past 12 months. Have they gone up, down or stayed steady. How many homes are in inventory now vs. last year.  All these things matter. Do not let the media trick you into thinking that you have to act fast. Certainly, do not let the realtors scare you into thinking that the prices will be moving up next week and if you don’t put in an offer now, then it will be higher. There will be NO bidding wars anytime soon.

Be patience and be sure!  If your realtor does not like that, tough. We cannot go through another wave of false spiraling [up] of prices. If that happens again, then we must be STUPIDER** than before.
